If you are charging more than first month plus one month deposit you are charging a fee.

When you invite someone with half the story you take money they have earned (time off) or would have earned and burn it. You can?t even keep it.

Quiet space in or close to Manhattan, near public transportation.

Two individuals in the house other than me or just one roommate.

Just a bed and a desk are fine.
Bare floor (allergies).

Private bathroom big plus but I know that's rare and don't insist on it.

No heat/hot water roach/rat issues.

Seeker:

Male, longtime city employee, reasonable credit. Quiet, clean. Does not drink or smoke at all. Does not have pets or intend to invite endless guests.

Budget:

$2600 Total
$1300 x 2 - First month and one month deposit
Less for a place with more people, far from Manhattan, very small etc.
