Looking for a peaceful, quiet, private room & bath

I am looking for a private room with a private bathroom and a nice size closet. Also a washer and dryer available in the unit. Peace and quiet and cleanliness are equally important. I am single with no pets.
The term I am looking for could be somewhere between 3- 6 months.
Kitchen use: light cooking - once a day stove top approx. 20- 30 min "action" for breakfast (a steak, scrambled eggs, veggies, garlic usually present).
Work: I am currently transitioning to working from the home (room) after years of doing Spanish simultaneous interpretations within legal contexts (court).
I am respectful, quiet and easy going. I do practice yoga everyday in the home for 40 years already.
Currently living in Costa Mesa / Newport Beach and don't mind moving further south, or further east, but not further north.
A caveat, since I will be working from the home: I don't watch TV, so even if I'd appreciate sharing a living room it is not to sit on a couch for any extended length of time.
