New to the area mid Jan 2022

Location: walkable to 15330 Avenue of Science (zip code 92128), close to 16275 Pomerado Road (zip code 92064), easy access to public transportation

Schedule: I fly in Jan 9, 2022.
I’ll be available from Thu Dec 2, 2021 to Sun Dec 12 to look at apartments and meet with roommates in person, but I prefer to get a lease signed earlier in that period.
I’ll work from home Wed, Fri, Sun and work from the office Mon, Tue, Thurs, and the earliest I’ll return home is 6:30 pm (leaving between 6:45 and 9:45 am.)
I sleep for about 9 hours a night, which will encompass at least midnight to 6 am. I’m unclear what my schedule will be.
Every other weekend I plan to go to Orange County for at least Saturday morning.

Required Housing Amenities: private bedroom, access to multiple bathrooms (even if the second isn’t in the apartment proper), crosswalks and sidewalks on the surrounding streets

Desired Housing Amenities: non-smoking, pet free, wood, vinyl or tile flooring without carpets, pool, community hot tub or private bathtub, very high ceilings or space outside to practice my martial art, little sound transfer

Desired roommate relationship: splitting the cost of weekly professional cleaning, a written roommate agreement, advance notice of guests, no illegal activity, clear communication, no strong smells (such as alcohol) in the same room as me

Other plans you’re welcome to join in on or not: herb garden, shares in CSA (for local fruits, vegetables, and eggs) and potentially CSF (for Alaskan fish and shellfish)

Potential cons of rooming with me: I sing in the shower, and not in the shower. Because of sensory processing issues, I can’t use headphones, but I would prefer you to use headphones or keep the volume down. It physically pains me to sweep (although I can in a pinch). I plan to use a lot of freezer space.

Potential benefits of rooming with me: I don’t have a car, so you’ll get first dibs on parking. I also don’t have furniture, so I could potentially buy furniture that matches yours. I could return your library materials (if they’re light). Board games! Dad jokes! The gay agenda! I can refer you to credit cards or help research facts. I’m a math teacher, so I can keep track of splitting the bills (or we can just use Splitwise etc).

Financial: I’d prefer to keep my total rent, utilities, cleaning, and insurance below $1000/month, but my max total housing costs are $1500/month.

I marked a preference for female roommates, but I'm also chill with nonbinary roommates or gay men -- I'm a sexual assault survivor. I'm open to anyone if and only if they have someone willing to vouch for them and we mesh well on the phone!
