30s Professional Looking for Room

I’m in the market for a room in the NYC area. I’m a considerate person that appreciates a calm comfortable space-an escape from the chaos if you will. I’d prefer female/afab roommates but am open to a mixed gender household. I work from home full time but travel as much as I can since my work is flexible.

I like roommates to be communicative and clear about expectations/needs. I have food intolerances but not to the point that it should affect others in any big way. I am neurodivergent, pet friendly, 420 friendly, queer, and pretty chill over all. I game most evenings online or play DnD online. Smoking is ok as long as it’s not tobacco.

I would like to stay in a room that has natural light, some kind of heating/cooling system, and prefer places with w/d in the building at least. But it’s not a must. Room size is negotiable but nothing too small. Price listed is maximum.
