Quiet Room in 3-Bdr LGBTQ

Ronny (he/him) and Emma (they/them) are two 26-year-old roommates living in a 3-bed, 2-bath side of a duplex. Grand Lake area. There are 2 houses on the property, both split into duplexes, although the neighbors are very quiet. We both identify as LGBTQ and are looking for another roommate who is LGBTQ, preferably trans.
Emma works from home but their office is in their room.
Emma has 2 cats, and they do spend time in common spaces.
We are looking for a roommate for the end of Feb 2022-Feb 2023. The property itself will likely be available beyond that, but one or both of us will be moving out.
Rent is $900. The open bedroom has access to a bathroom shared with Ronny, although he is often not here. There is a separate kitchen and living room as well as a patio. There is also a small area in the back accessed through Emma’s room for plants etc.
We are reasonably quiet professionals looking for a similar roommate. No cigarette smoking inside the home.
The only utility included in rent is trash. Internet, water, and electric are all separate and split equally between roommates.
