This is a lease take over. The lease ends in Sept with an option to renew. My room mate is moving out soon and needs someone to take over his lease.

The apartment is in 'Arioso City Lofts'. It's a gated luxury complex with two pools, two jacuzzis, grills, fountains etc. The apartment has high ceilings, good AC, good water pressure, and lots of hot water. The room for rent is a large room with a large walk in closet and its own large private bath. There is plenty of room for storage. You will have a covered parking space inside near the apartment. This is a really good deal.

The location is ideal for getting to the freeway. Grocery shopping is close by and there are plenty of restaurants and coffee shops in the area.

Me: I'm ex military SOF. I run and swim nearly every day. I’m laid back most of the time. I like the place to be clean. We won’t get along if you’re not responsible, don’t clean up after yourself, or do drugs legal or illegal.

Rent is $1000/month.. $51 application fee. The management will conduct a background check. You must be able to prove your monthly income is 3 times your part of the rent and have no recent evictions or rent related hits. There will be a thorough police, background, and vetting check.

The apartment is on the 1st floor so utilities are not as high in the summer. Bills are split evenly. They are Cox and APS. Last month 1/2 cox was $30 and APS was $60. Summers, power can increase up to $300 total., so split would be $150.

The management here is great. The complex is always clean, and well taken care of. Maintenance is responsive if there are any problems.

Available 1 June but my roommate says he can be out as soon as possible.
