Rent by the month for $675 and one time security deposit of $200 (50% refundable upon inspection)

There is a full bathroom directly in the middle of both rooms located in the hallway (not attatched to either room). Bathroom has double vanity sinks, separate sink/toilet area, and regular size tub. This will be shared with the occupant of the adjacent room (I. e., the bathroom will be shared with 2 people max when both rooms are occupied).

The house is located in a small, quiet and safe community. Lovely parks are spread out throughout the subdivisions. Quick and easy access to Walmart, Walgreens, restaurants, auto part stores, schools, hospitals, within 5-10 min drive and all major shopping, restaurants and department stores within 15-20 mins drive.

The home is in San Tan Valley about 8 miles South of Queen Creek. It seems far but after a couple weeks of commuting to the surrounding areas of Phoenix you get into a routine and it really isn’t that bad. ETA to surrounding areas are: about 20 min drive to Queen creek, 30 mins to Mesa or Gilbert, and 40-45 to Scottsdale or Chandler, and just under an hour to central Phoenix or Tempe. Glendale and Peoria are around 1 hour and 10 mins.

Amenities available for additional charge of $15.00 a month. This is applied toward the HOA fee if you decide you would like to use the community pool and gym. Passes are limited so that is why only the roommates that want to pay and use the amenities will have access to the keycard.

During months April through September electric will be an additional $40 a month to account for the increase in AC usage. The remainder of the year (October-March) there is no charge for electricity. The electricity bill is the only utility that will be charged. All other utilities including water, internet, and trash are included in the price to rent the room.

A security deposit of $200 will be required at the time of move in for monthly rentals. Upon move out 50% is refundable (if no damage is assessed) and the remaining %50 will be used as a cleaning fee. Security deposit can be paid in 3 weekly payments across the first month if discussed and approved.

Shared kitchen, dining room (we have set up more like a small office area available to use for the roommates), and living room space. Back patio area as well, currently being renovated and is not landscaped. Parking in driveway for one vehicle and sidewalk parking for another.

Two sweet dogs will be here but will remain in master bedroom majority of day. They are golden doodles. We do have a cat who leaves in the night and comes and sleeps in the house in the day.

In summary, we are easy to get along with, super friendly and flexible. We want honest, respectful, and generally chill people to share the home with. No drama. No parties. No illegal activities. All bedroom doors will have their own key entry locks. Front door has keypad for keyless entry. We love our privacy and will ensure to respect the privacy and space of others.
