Furnished Room

I have fairly large furnished room for rent for a outside WORKING person. I am renting on a month to month basis. Rent is due on the day of the month potential roommate originally moved in on.
Fees are as follows $800.00 & one months security $800.00 when roomie moves in.
Rent includes cable, WiFi, internet, Electricity. During summer months if roomie installs an AC or uses a fan there will be a fee of $30.00 per month as these items increase utility bill.
Roommate has access to kitchen and bath.
Living room is not a space roomie will occupy. Please note this is NOT an apartment share, Therefore, no other area in apt. is for roomies use. I don?t supply food, toiletries, pots, pans, plates, utensils, toiletries etc.
I?d ask roommate to refrain from entering other roommates rooms, use any items that belong to other roommates. Hint: If it isn?t yours or you didn?t purchase it, it is not for your use.
Roomie can expect a quiet, CLEAN, space to live in.
I expect room to be kept clean, free of debris such as food, garbage, as this keeps the potential for vermin at minimum to none. Roomer should expect a biweekly inspection of room as cleanliness affects everyone in the apt. No exceptions.
I also expect roomie to keep common areas (Kitchen/Bath) clean and in the condition it?s found after each use.
Roomie may entertain company in his/her room but there are no sleep overs are allowed as that company does not pay rent. Company may not shower, or cook on premises. Company is to leave after each visit and may not linger in roomers space should he or she leave apt.
The local area is near Botanical Garden, Bronx Zoo, Fordham University and Montefiore Hospital. Botanical Metro North is one block away as are buses and trains available within close proximity.

Roommate can expect that I am a responsible person when it comes to bill paying and up keep of the premises. While roomer may only want a short term stay, this has been home to me for 26 years. I expect my home to be treated as such.
No smoking is allowed on premises. This includes, cigarettes, cigars, or marijuana.
Roomer can also expect a consistently quiet and clean space. Present roommate has been with me for four years and her comfortability is important to me, as she has shown me she is responsible and hasn?t wavered from being who she said she is during her stay here.
Rent is to be payed on time every time, no exceptions.
