SIngle dad renting out a spare room

I am a single dad of 2 small kiddos renting out my spare room in North Riverdale. Minutes from the BX9 and Hudson metro link. 15 minute walk to 1 train, 2 more busses and 4 express busses. Area is very quiet and peaceful. There are many grocery stores, dining places and a few bars in the immediate vicinity. I am not very loud and never bring a party home. rarely gave guest over and almost never any over night visitors. Looking for someone who can be clean and respectful, either a student or a full time worker.
