Room + Shared Office available for rent

I am renting 1 bedroom and a shared office/storage room in my 3-bedroom apartment for a period of one year (with the possibility to extend). The bedroom is fully furnished with a full-sized bed, a bookshelf, a love seat, dresser, and desk. It also comes one (very deep) hallway closet. The shared office is not furnished, so you may either bring the desk from the bedroom into the office or furnish your own.

The apartment is located in the low 70s, with easy access to restaurants, coffee shops, grocery stores, bars, and laundromats nearby. It is also equidistant from the 77th and Bay Ridge Avenue R train stations and from commercial 5th and 3rd avenues (3-minute walk).

Rent will be $800 per month, with a security deposit of $800 ($1,600 required to move in). Water and heat are included. We split electricity, internet, and gas between us (~$70 per month). You must provide proof of income, identification, references, and be able to pass a background check.

I am looking for one roommate in her late twenties to early thirties who has a job, is respectful, is clean, is communicative, and who does not bring the party home. Must be comfortable around dogs, as I have a 2-year old 75-pound lab mix who is very friendly and social (picture below).

About me: 28-year-old straight progressive female. I work in book publishing (9-5 schedule). I?m responsible and respectful. When I?m not at work or out with the dog, I?m into running and going to the gym, baking and cooking, and reading.

Laundry offsite (is in walking distance). No smoking and no drugs, please.
