Description

Looking for someone to renew my lease on a beautiful 2 BR apartment in Downtown Brooklyn / Boerum Hill between June 10th and July 1st. The room is large (can fit a queen-bed + table/love couch) with high ceilings, large closet, and skylight windows (note: the only windows are on the roof and in the living room, please see the pictures for guidance). It comes with an in-wall AC unit and adjustable heater. Despite being the top floor of a 4-story walk-up, you will neither boiling hot nor cold in the winter. The apartment is amazingly well-located, flooded in sunlight, furnished (happy to swap out the bedroom/living room furniture with your own if you want), and below-market-price (because of the walk-up component and skylights).

Location: The apartment is within 7 minutes walking distance of the 1,2,4,5, A, C, B, D, N, Q, R, G, LIRR (a couple blocks West of Atlantic Ave / Barclays Center stop), which means you are 1 stop away from Manhattan / a $10 Lyft ride from the LES. We are a couple blocks from a Whole Foods, Target, Citibike station, and boutique coffee shop; Trader Joe's, several large retailers, a farmers market, food hall, and park are within a 7 min walk. We are between three hip restaurant-lined streets (Smith St, 5th Ave, Fort Greene), making this a perfect location regardless of if you prefer to cook or eat out.

Me: I am a 24-year-old consultant who travels for work 20-80% of the time; when I am in town, I spend most of my time out of the house with friends (read: you get the apartment to yourself quite a bit). I am looking for someone who maintains a normal schedule (i. e. not nocturnal) and who cares a fair bit about cleanliness (clean your dishes within 90 minutes; I sweep communal areas every other day). I am ok with having a handful of friends or overnight guest over once a week, consuming weed/alcohol BUT I ask that you don't hog the living room, keep the noise down after 9:30pm, and clean up within 2 hours of any mess you make. Please don't plan on hosting large parties (big occasions maybe, but less than 4x a year please) or having your friends over several times a week. For context, the only large party (14 people) I held in the past year was my housewarming.

Financials: My landlord requires first + last months rent, plus a 1 month security deposit ($4125), and will run a background check on you for ~$130. They accept co-signers/guarantors if you're unable to provide proof of income (I cannot serve as the sole-signer if you don't have one). The $1375 is rent alone; energy, gas, water, and internet usually comes out to $75/person/month (slightly higher in the summer because of the AC).

If you're interested, please let me know when you're hoping to make a decision by and confirm that you're willing to sign the year-long lease.
