Room for Rent with Leasing

I am currently renting out a room on the top floor of my mom's house. There are three levels to the house and this one is sectioned off, so there will be privacy.

The room comes fully furnished and bedding and curtain is provided and can be changed if not to your liking. The original bedding needs to be put back once tenant decides to leave. The room is $900 with everything included except cable. We have a cable box in the living room which we all share. But if you want cable in your room that will be an extra $25 a month.

My other roommate is really chill. He works a lot so he is rarely home.

There are four common areas: bathroom, kitchen, living room and terrace. We will all make sure to clean these areas as we use them, restoring them to how it was before used them.

The neighborhood is residential and people are friendly. A lot of young couples moving into the area. We are close to the 2 train and a 15 minute walk to the Q and B lines. There is a great shopping area close by that has Target, HomeGoods, 7/11, Applebees, Dallas BBQ, Chipotle, Panada Express and other convenient stores, which are close to the 2 and 5 train.

I welcome couples, but there will be an added fee of $300 dollars added on to the rent each month.
