Renting out one bedroom

Hi! I am renting out this lovely bedroom approximately 158 square feet. The apartment have three bedrooms total and one bathroom. There are three people living in this apartment (1) female and (1) couple in their 20?s. We are students and working professionals with a 9-5 schedule. Easy access to the D train subway line to Manhattan in 20 minutes. The walk to the subway is 3 minutes and many laundromats around the block as well as coffee shops and restaurants. The room will be half furnished including the bed, little table, floor mirror, wall racks and garbage can.
