Looking for housemate to join lease/sublet for 1BR

Due to family obligations, one of my housemates is moving out of my apartment, and we're seeking to have a responsible, reasonably clean person replace him on the lease. We live in beautiful, peaceful, convenient Park Slope in Brooklyn (near the 4th Ave R/F/G). I've been here for about six years and still really like it.

We're two laid back, generally considerate, politically progressive men in our thirties who spend most of our time in our rooms. I work in video games and my other housemate works in theater. You'd probably be unhappy here if you are either a total slob or a neat freak, but pretty much anything in the middle is fine. (Everyone does dishes and takes out the trash, and we all take turns cleaning the common areas each month.)

The room is small but cozy. We have a small amount of additional communal closet space available if storage would be a problem, and there is a laundromat right next door.

We also have 1.5 baths, and while we do share the full bath we pretty much will "give" the half bath to the incoming roommate as their own. Pictures shown include the available room and the half bath in question.
