Townhouse room for rent!

Hi, I am looking for a female roommate to rent a room for $1200 + utilities. The apartment/unit is a first-floor townhouse. The bedroom fits a full size bed with dresser, the townhouse includes a full kitchen, washer dryer in unit, and a private back yard we would share. I currently live in the apartment with my sister, and she is relocating to another state. I have two dogs, one hypoallergenic Yorkie and the other one hound mix, both very friendly! Utilities range (summer electric bill is around $200 and Winter electric bill is around $80) Internet is $70. The utilities would be split between the two of us. I am looking for a roommate that is clean, organized, good communication skills, and a professional individual. The move-in date would be September 30th, but I can work around your schedule if needed, but the lease must be signed by September 30th.
