**SUN-FILLED BEDROOM AVAILABLE IN WHOLE-FLOOR TWO-BEDROOM APARTMENT. On the third floor of a Clinton Hill landmark brownstone. Access to large full kitchen and bathroom. $750/MONTH. Available April 1 (preferable) or April 15 (possible).**

The Room

* APPROXIMATELY 130.5 SQUARE FEET. Fits a king-sized bed, full desk, large shelves or closet, and other furniture.
* TREMENDOUS SUNLIGHT. Two large windows looking out onto the open sky, the tops of brownstones, and a row of backyards. Gets a ton of sun.
* VERY PRIVATE. The bedroom I'm renting and my bedroom are at opposite ends of the apartment, so they're very separate (it's like living in two different apartments).

The Apartment and Building

* SEPARATE WINDOWED COOKING KITCHEN. With large stove and fridge, a tiled countertop, plenty of space for cooking, and a large window.
* TILED BATHROOM WITH FULL BATHTUB.
* Access to the kitchen and bathroom. No shared common space.
* Wi-Fi access throughout apartment.
* All original brownstone details. Original hardwood floors, high 12' ceilings, original moldings, and other details.
* ON THE THIRD FLOOR OF AN 1890s LANDMARK BROWNSTONE. On a tree-lined, very quiet block of brownstones.
* Not furnished.
* No pets.

Me and the Place

* I’m a gen-x female who has been living in the apartment for over 10 years. I‘m a nonfiction content editor and during COVID times, work from home. It's a pretty quiet place—I'm not a partier (and when I do socialize, I almost never do it here), but I'm also not someone who's averse to sometimes having people over.

Neighborhood and Transportation

* CLINTON-WASHINGTON SUBWAY STATION 3 BLOCKS AWAY; G CLINTON-WASHINGTON STATION IS ABOUT 5 BLOCKS.
* 10–15 minutes (4 subway stops) to Downtown Manhattan
* There's a laundromat, 2 supermarkets, lots of great restaurants and bars, and a health food store one block in either direction.

Requirements

* Looking for someone who is EMPLOYED ON A FULL-TIME BASIS OR A FULL-TIME GRADUATE/PHD STUDENT WITH LOANS/STIPEND, and can provide verification. No guarantors.
* $750 PLUS ONE-MONTH SECURITY DEPOSIT. Utilities not included in rent.
* I'll do a short meeting/tour of apartment with people, and have you fill out a short application and provide employment verification and references if you’re interested.
* Available April 1st (preferable) to April 15 (possible). Looking for a ONE-YEAR COMMITMENT.
