Friendly, cozy apt with utilities included

Hi there, I am currently renting out one (1) of the bedrooms within my apartment with the move in date of February 1st 2020. I am looking for someone to stay a minimum of six (6) months and a maximum of one full year of move in date. The rent is $$1,250.00) per month which includes utilizes (heat, hot water, electricity and internet). If you put an air conditioner in you will just have to pay the difference from the electricity bill. The apartment is in a private building located in Crown Heights on the third floor of a four floor walk up. The room has two windows, a tall double door closet, can fit a full/queen size bed, dresser and two nightstands and also gets good natural light. It is nine (9) minutes driving and two stops away from the Barclays center. 15 ? 20 minutes away from Manhattan. A short few blocks from the A, C,3 & 4 train and buses. Across the street from a park/ recreation center/ track and field. Also down the block from a police pct. , walking distance from two laundromats, grocery store, two fire stations and lots of restaurants.

I am looking for a person between the age of 28 and 35 with a full time job. This person must be able to pay rent on time and assist with cleaning the shared areas weekly. I am friendly, work full time as a preschool teacher and I have a very energetic friendly two year old puppy named Gabby.

What is needed to move in?
