1 bedroom available in a 2-bed apartment

I'm looking for a roommate to fill the second bedroom in a 2-bedroom apartment in Ditmas Park, Brooklyn. It's a brand new building with the laundry, gym, rooftop and backyard. The rent is $1315 per month, plus bills (about $80 extra per month in the winter months, less afterwards.) Everything in the apartment is brand new - the stove, the dishwasher, the fridge, etc.

The room is available asap, and the lease includes one month of free rent in July 2019. Upon landlord approval we can renew the lease in August.

The room has a balcony, and comes with a good-sized closet. It is spacious and sunny.

I work in Midtown East, in Park Avenue and 42nd Street. My train ride is about 30 mins. The walk to the train is about 10 mins.

About myself. I work in a large real estate consulting firm. My hours are 9-6, plus occasional overtime. I am looking for someone who will respect quiet hours after 10PM, i. e. no noise, no cooking or TV watching, etc. after 10PM. I'm honest about this, since night time rest affects my productivity at work big time.

I'm okay with an occasional friend coming to visit; however, this is not a party house.
