Lease takeover in 3 bdrm town house

I am looking for someone to take over my lease and wanting to sign on the new lease when it is up in September, someone who wants to stay up until the new lease is also an kGreat location with off street parking, lots of storage w/ one car garage, washer and dryer, gas stove and and very spacious bedroom! I currently pay $560 with a shared bathroom, but the rent will go up with the new lease. There will also be a $500 deposit. This room is the larger of the three and you don’t share a wall with anyone. My roommate and I both have a cat and the lease allows two pets so we will accept someone with a cat but please no dogs. Current roommates are all female so they prefer female. I am looking to move before the lease is up so available upon approval from landlord. Requires to pass a credit check or have a co-signer
