Room and bath in large home

The home is on the corner of the street and has infrequent traffic. The downstairs includes two living rooms, one bedroom, a kitchen, dining area, and one bath. Upstairs has a loft, laundry room, a master bedroom with a bathroom, two bedrooms, and a full bathroom. The room for rent is upstairs. You will have your own bathroom and access to the laundry room. You will have access to the kitchen, the front living room, the loft upstairs, and the back yard. The back yard is enclosed.
I am 34 years old. I am a child development specialist and in the Clinical Psychology Master’s program at Pepperdine. I have a two-year-old daughter who lives here 60% of the time. I have two dogs and cats. They will not enter your room or bathroom. You are not expected to care for the animals.

I am looking for someone who is mellow and keeps to themselves.
