Kind, quiet, & clean roommate for our 3rd bedroom

My roommate & I are looking for someone to fill our 3rd bedroom. $870/month, utilities approx $70/month. Lease would start October 1. We're near the Chandler bike path and Porto's bakery is right nearby. It includes a shared bathroom with only one of us - my roommate (male and gay - we're an LGBTQ+ friendly household). He mostly keeps to himself and does not hog the bathroom or shower at all. I have my own room & bathroom. I'm a friendly but introverted bi female. We've got a washer/dryer, a dishwasher, central heat/AC, a garage, a backyard/front yard, a little patio area, and the street parking is abundant. Security deposit is first and last month's rent: $1740

We're looking for: non-smoker (we're not a party pad and not 420 friendly - no smoking on premises), someone who's kind & respectful, self-aware about making noise, and can keep shared spaces clean (good kitchen habits are a MUST). Our landlords are the nicest couple, and live down the street. They have always been very willing to check things out & send over plumbers/service to the house as requested.
