Looking for a kind, clean, & quiet roommate

Spare room open in our Burbank home, shared bathroom. $870/month, utilities approx $70/month, wifi approx $20/month. We've got a washer/dryer, a dishwasher, central heat/AC, a garage for storage, a backyard/front yard, a little patio area, and the street parking is abundant. Security deposit is first and last month's rent: $1740
6-12 month lease would start as early as August 15, latest October 1.

The room isn't furnished like in the photos, our old roommate is currently moving his stuff :)

It includes a shared bathroom with only one of us - my roommate (shy, but friendly). She mostly keeps to herself and does not hog the bathroom or shower at all. I have my own room & bathroom. We’re 2 professional women. We keep to ourselves mostly, but we have a friendly vibe and occasionally do movie nights together :)

We're looking for: non-smoker (we're not a party pad and NOT 420 friendly - no smoking on premises), someone who's kind & respectful, self-aware about making noise, takes the pandemic seriously, dependable with rent, and can keep shared spaces clean (good kitchen habits are a MUST). Our landlords are the nicest couple, and live down the street. They have always been very willing to check things out & send over plumbers/service to the house as requested. Perks of our place: we have five fruit trees, safe neighborhood, close to freeways/buses/metro to DTLA and the Chandler bikepath, Target around the corner (walking dist), Ralph’s/CVS 20 minute walks away (5 minute drives), no street cleaning on our street, friendly landlord live down the street and fix stuff, 15 min walk from Portos Bakery & Magnolia Park
