Private room available as short/long term

Hello! I have an available private room in my 2-bed, 1.5-bath apartment in Burbank. Currently, I am offering a short-term or long-term contract until I find a roommate who can stay here for the long term.
This apartment includes AC, water, Wi-Fi, and electricity.
It is 2-bed, 1.5-bath. Our apt space has a living room, kitchen, and restroom on the 1st floor. Two bedrooms and a unit bath are on the 2nd floor. Ur room is right next to my room, and the wall is a little bit thin. So sound may leak through. We both need to be mindful of our sound volume. I usually take off my shoes inside the house to maintain the value of the property. And I don’t have any pets currently, but I might get a cat in the near future.

The location is in Burbank, a city near Los Angeles, and it’s close to downtown LA, transportation, and the mountains.

Apartment Location: The apartment is within walking distance of downtown Burbank and the Burbank train station. It’s situated in a two-story building with a living room, kitchen, and bathroom on the first floor, and two rooms on the second floor. I am offering one of the rooms on the second floor. The other room is currently occupied by me (a Japanese male in his 40s), and you would share it with me. The remaining space will be common areas.
Here are the approximate sizes for each area:

*Your Bedroom: 12x12 (plus a 2x11 closet)
*Living room: 22x16

And it also has a Kitchen and baths.

While there is minimal furniture, we do have two air beds as shown in the picture. Additionally, we provide blankets and sheets. A table and chairs, as depicted in the photo, are also available for your use. The kitchen is fully equipped for cooking, and there is space for a refrigerator. Internet access is also provided.
Available Period: You can stay from April 29th to May 10th or after June 7th.

Rental Prices:
$50/day, $300/week or $1100/month, for one person
$80/day $480/week or $1800/for two ppl

Both prices include utilities.

The area is safe, and you can walk around even late at night. It’s conveniently close to downtown Burbank and the Metrolink train station, making it easy to get to downtown LA. The neighborhood is also home to many film industry professionals, musicians, and dancers, with numerous studios nearby.

I’m looking for a clean and polite person to live with—someone who is financially stable, trustworthy, and respectful. I want to share a harmonious living situation where we can communicate comfortably. No smoking or drugs allowed.
