This home has a comfy cottage feel in a quiet neighborhood. There's easy access to 118 off Topanga Canyon. The tenant will be renting a room with only one other person, the live-in landlord. There is parking available on the property.

This is a month-to-month contract..

The tenant will need to provide the one month’s rent and a security deposit of $700 deposit.

This two story house is fully furnished with carpet floors. The room for rent has it's own private bathroom, just down the hall, a queen size bed, a walk-in closet and side table with lamp. There is a fridge in the closet. Plus a coffee machine. There is another room close by, with a sofa in it they can use as a sitting room/lounge. . The room is on the bottom floor and is accessed by steep, wooden stairs with no disabled access.

The tenant must be in full-time employment and give proof of this.. Full-time students will also be considered. Looking for someone who will spend most of the day away from the house at work or school. A female, who is considerate, and very tidy. They will be responsible for cleaning their room and bathroom, and be respectful of the property and of the terms of the rental agreement. As a landlord, I require personal references, and assurance of your ability to pay rent on time. Sorry, no pets, drugs or smoking allowed. No stay-overs unless agreed by the landlord.
No washing machine available. Laundromat close by.
The cooker is available for occasional use.
Microwave available.
High-speed internet included but must be mindful of Electricity use.
Monthly bills will increase if the air con or heater, or water is overused in the winter and summer months.
