Large bedroom w/ensuite bathroom, parking & yard

Large bedroom with ensuite bathroom available from July 1st. Washer/dryer in unit! Security deposit is one months rent.

The place comes with a parking space, we have a fenced yard and a dog door. The landlord is okay with pets, pays for the water & a gardener (who hasn't been for a little while due to the pandemic, the grass is a little overgrown atm).

A 4/20 friendly house, pretty social but also like quiet evenings to myself. A little about me - I'm a Programming Manager for a horror studio, but I promise I'm not scary. Been in LA 9 or so months, moved from London.

Utilities around $130 a month but varies, we barely use any gas in the spring/summer for example.

My roommate is moving in with her boyfriend, otherwise this fantastic room would not be available! The landlord will be replacing the kitchen floor as has been damaged by current roommates dog. Landlord is also okay with you painting the bedroom as long as it's not too dark or plain white. Roommate is also paying for a professional cleaner.
