Private 1-bed/1-bath with shared common space

Moving from my current space to a 2-bed/2-bath on May 1. Current roommate is leaving, so I am looking for someone to take the unfurnished room/bathroom.

I recently moved to LA, so all my furniture is new and will be moved into the common area, including coffee and side tables, papasan chair high top table with stools, loveseat (full set was out of stock but will order when back in stock), shoe rack, minimal decor, and basic kitchenware. I do not expect roommate to bring stuff for the common space and will kindly ask that items that don't fit the color scheme/aesthetic be kept in your room.

Cleanliness is important to me. We are both adults and must clean up after ourselves. please clean dishes once used, nothing in the sink overnight.

A little about me. I am a USC graduate student, Account Executive for a PR agency and run my own startup agency. I am interested in fashion, entertainment, music, reading, writing, acting and health and wellness. I am quite professional, a bit of a workaholic, extrovert with introverted tendencies. I do not smoke, drink or do drugs.

Roommate expectations - also a professional and/or student. Clean adult who respect others space and belongings. No smoking or drugs. I do allow alcohol and weed, but no smoking within the apartment. You may bring guests, but please let me know in advance and not in high frequency, this is not a motel. On time rent payments.
