Large upstairs room (unfurnished) for rent in a beautiful Highland Park home! This room has lots of natural light, a large closet with mirrored doors, built-in drawers and shelving. It also includes: a detached private bathroom, shared balcony, and on-site parking space.
Our house is a 3 bed/3 bath with communal kitchen, living room, and dining room. The living room/dining room is partially unfurnished so we welcome anyone who has their own furniture for these areas! The house currently has two long-term tenants, both women in our 30's, and we’re looking for a third roommate. The house is within walking distance from: the Gold Line, Figueroa St., and York Blvd. and has coin-operated laundry on-site. Must commit to at least a one-year lease. Move-in date: July 1st.
We are looking for: Someone (women strongly preferred) in their late 20's - 30's, quiet, clean, friendly, and low-key. Preferably someone who works outside of the home. No couples. We tend to do our own thing and respect each other’s personal space but down to do roomie outings when our schedules align!

About the house and tenant requirements:
-House is due for a 8.8% rent increase in Aug. Listed price of $965.11 is what you’ll be paying each month starting August 1st. Landlord is offering a discounted rate of $887.07 for the month of July only.
-2 story home - listed room is 1 of 2 bedrooms upstairs, and bathroom is on same floor
-Square Feet for entire house: 2304
-House does not have outdoor space except for a shared balcony upstairs
-Property not subject to RSO rent control but is subject to AB1482
-Non-refundable application fee is $45 per adult
-Gross income (before tax and deductions) must be 3 times the rent
-Must pay 1st months rent along with Security Deposit up front
-Must have rental history for 1 year minimum in the last 5 years, will be verified and must be good.
-Must furnish official documentation showing ability to pay rent, no one paid "under the table" accepted
-Must pass credit/criminal/background check
-No past evictions and no co-signers
-No smoking on the entire property
-No pets allowed
-No guest parking
-Must be considerate of noise level, house shares lot with an apartment building that has 9 units. Back building shouldn't hear the front building & vice versa.
