Private Room in 2bed 1bath Duplex

Hi, I'm looking for a roommate for my 2bd/1bath duplex in Hollywood. I've been living here for a year and a half.

About the place:
-Small private room (~9.5 feet by 6.5 feet) with additional storage/closet area measuring 38 inches across and 4 feet deep. You can put a bar up in that to use as a closet/put a dresser or cabinet in there, and we have some other storage spots in the communal areas. Also there’s space for you to put a desk/cabinet/bookshelf/etc in the living/dining room areas.
-1 bathroom shared with me
-Living room and dining room
-Central AC and heat
-Washer/dryer in-unit
-Large kitchen with dishwasher
-Backyard with fruit trees
-Home security system
-Security cameras around outside of house
-Shared driveway with neighbor (we have with 1 spot in the driveway, tandem parking), permit-only street parking so you’ll always be able to have street parking. I don’t have a car currently so you’re welcome to park in the driveway.
-Since I already live here, I already have a couch, tv, kitchen supplies, general living room furniture but you would need to bring your own bedroom furniture. Like I said earlier, we have space to put more stuff in the communal areas like storage furniture or a desk.
-Walking distance to trader joes, equinox/LA Fitness, a ton of bars/clubs/restaurants, Sound, The Avalon, Palladium, Academy, and many other venues.
-Total apartment size is a little over 1,000 square feet

Utilities costs:
-Internet is ~$45/month ($22ish each)
-LADWP has been around $300-$400 every other month ($150-$200 every other month each)
-Gas is pretty inexpensive maybe like $10 or something

About me:
-I'm a woman in my late 20s
-I work from home 3 days a week (Monday, Thursday, Friday)
-I occasionally have people over on the weekend to meet up before going out
-Low-key on weekdays since I have a 9-5

Roommate requirements:
-Women only
-Must have good credit/income to get approved
-Generally clean (don't leave food out/dishes in sink for days, etc)
-Vaccinated against covid-19

Other info:
-Looking for someone to move in by the end of September at the latest
-Security deposit: $2,000
-Pets are allowed but there would be extra costs for having a pet. I don't have any pets myself.
-I don't smoke but I'm friendly as long as you smoke outside/in the backyard.
