Spacious room with a private bathroom

I'm looking for roommates to share my wonderful home with me. I'm a female in mid 30s, work as a Crossfit coach and a personal trainer plus a bartender at Tacolicious in Manhattan beach (come by!) and love everything about that beach life.
There are 2 similar rooms available in the house starting October 1st. My current roommates are going back to school and moving back with their parents to save some money. I've lived there for over 3 years and can imagine no place better, thus beyond determined to keep it and find new roomies.

It is important that you are ok with ALL the below conditions before you read further:
1. The rooms are for ONE person only each. No couples or people with kids, sorry
2. Only cats or small (under 25 lb) dogs are allowed with an additional $500 deposit
3. Ready to commit to a 1 year lease
4. First payment is double the rent, the first month and the deposit
4. You are mature, and professional, with a stable income and a stable job. The landlord runs a credit check and asks for pay stubs. Application fee is $35
5. Must be willing to help keep common areas clean, and just be a generally respectable, kind, decent and peaceful person :). People over are ok, but no parties, no smoking inside, no excessive drinkers or drugs.

Now, the wonderful place is a house, new and spacious, high ceilings, 2-story, living room and kitchen are on the first floor, all 3 bedrooms are on the second floor, and EACH BEDROOM HAS ITS OWN BATHROOM, and another half bathroom on the first floor. There's also parking enough for 3 cars and a small fenced back patio. It's located in Lawndale, super close to 405, shops, gyms, and 10 mins drive to Manhattan beach. There's a garage with plenty storage space and a laundry unit.
Both bedrooms are $1000 each. They are similar in size. One bedroom has a small walk-in closet and a shower in the bathroom. The other bedroom has a regular mirrored closet and a bathtub in the bathroom. Floors are hardwood, with tiles on the first floor. It's a great deal and the actual price that will be in the lease agreement. Both rooms will come unfurnished. I know that one roommate is trying to get rid of her furniture so potentially getting some stuff from her is possible. Utilities and wi-fi come down to about $70 per month.
