It includes a fully equipped kitchen with plenty of storage, furnished dining, sitting and family room/cable television areas (with a 35 inch TV) for common use. The flooring is hardwood and tile. The bedrooms are wired for cable (Frontier) and there is free wireless 5G Internet access (Frontier). There is a washer and dryer and a large, lovely leafy fenced yard with great sunlight and privacy.

The house is 2 minutes off the 405 at the Venice exit and three houses from Mar Vista park (soccer, baseball, tennis, dog exercise, basketball, roller hockey, public swimming pool, etc.). It is an easy three mile bike ride to Venice Beach.

The house also has an enclosed large rear yard, garden with a BBQ, outdoor heater and firepit. There is plenty of street parking. The street is one of only two streets in Los Angeles that are lined with Liquid Amber Maple trees. There are good neighbors all around. It is a safe, friendly, attractive and convenient living environment.

There are Santa Monica big blue bus stops (e. g. to U. C. L. A./SMC) and RTD bus stops close by. The Expo light rail line is about a mile away (Expo/Sepulveda Station. There are also Supermarkets, Whole Foods, Trader Joes, Starbucks, Post Offices, etc. within a short easy walk (National/Barrington and Sepulveda/Palms.

The available bedroom (11.0' x 10.0') is fully furnished with a full size bed, drapes, large closet, a chest of drawers, bookcase, wireless internet and cable access. There is also substantial additional storage space available in the attic if needed.

The available bedroom is in a three bedroom south wing, which is also occupied by a 29 year old male entertainment biz executive and a 29 year old male video editor/producer/director.

The other occupants, elsewhere in the house, are a 45 year old male TV line producer and an older male semi-retired attorney. The house is also occupied by two well behaved smaller dogs; one is a pug and the other a mixed breed. There is also a young cat who gets on well with the two dogs..

The current occupants of the house have all lived there long term: 3 straight and 1 gay.
