Spacious, Affordable Rooms in Mid-Wilshire Area

Hi! I am looking for someone to fill two bedrooms in a 3-bd duplex in the Mid-Wilshire/La Brea area.

The rooms:
One bedroom has a full bathroom. Four windows let in a ton of light and look out into a shared backyard with the other duplex unit. The room can comfortably fit a queen size bed. There is no closet in the bedroom, but there is plenty of space for a closet or shelves in the room, and storage in the hallway as well.

The other bedroom is large and spacious, with two french windows. It has a spacious closet in the room. The room comfortably fits a queen-sized bed, with plenty of leftover space for a desk, bookshelves, etc.

The house:
The duplex comes fully furnished with the exception of the bedrooms themselves. There is a front porch and a shared backyard with a table and lights. In-unit washer/dryer. Some basement storage available as well. 2 full bathrooms (one en-suite and one shared bathroom).

The area:
Our duplex is located in a walkable, quiet area only a few blocks away from both 3rd St. and Wilshire, which have all kinds of shops, restaurants, and cafes. It's within walking distance to the Grove, LACMA, Pan Pacific Park, and La Cienaga Park. It's also a 3-block walk to the nearest bus stop. Street parking only, but there has never been an issue finding parking.

Bottom line:
Rent is $1300/month (for the room with the en-suite bathroom) and $1200/month (for the room without) + utilities (usually $65-90/month). The rental agreement is currently month-to-month, so there is no need to commit for a full year-long lease, though it would be preferable to find a roommate looking to stay longer than just one or two months.

About me:
I am a writer in my mid 20s (I use he/him pronouns). I work in the film/tv industry. I also have a lovely dog named Penny. I'm a big fan of music, reading, basketball, making art, and cooking. I occasionally host a writer's group I participate in, and enjoy having friends over for dinner. In general, it's a very laid-back house. The only requirement for our potential new housemate is that they are tolerant and respectful of others.
