Small Bedroom for Rent in 3 Bedroom House

Looking to rent a private bedroom with shared bathroom in a 3 bedroom 2 bath house. Private backyard included and is shared among the roommates, kitchen, dining and living room shared. No laundry currently, that can possibly change in the future, same with driveway parking. There is plenty of street parking.

I am the owner and occupy a room in the house. I'm 36, have a 9-5 job, lgbtq, and have a 6 yr old pitte. The other tenant is a retired woman who keeps to herself and is very quiet.

You must be clean, non smoker, preferably a woman, who is ok with the lgbtq community, must love dogs, drama free.

The rent is $700/month and utilities are $100/month due on the first of every month. 1 year lease. Background check will be verified.
