This lease is for a 3 or 6-month term, beginning on May 1, 2024, with a monthly rent of $1,500 due in advance. A security deposit equal to one month's rent is required. Smoking is only permitted outdoors. Pets are allowed but any damage they cause must be repaired at the tenant's expense. Utilities are included in the rent, except for damages beyond normal wear and tear. Early termination of the lease before the agreed period incurs a fee of $1,600. The lease allows a grace period of 5 days for late rent payments, after which a $50 late fee applies.
