Private bedroom, bathroom + full living room!

Hello! I'm looking for one roommate to rent a private bedroom, with private bathroom (not attached), with FULL living room space included (just for you)! This would be for a new one-year lease with me, ideally starting Dec 16th, but flexible until the 20th.

Room description:
The room is shady and cool with a window overlooking a communal green space. A tree just outside adds extra privacy. Spacious closet with 1 1/2 rods makes room for an entire wardrobe and includes a full length + half shelf for extra storage. The private bathroom just across the hallway from the bedroom is complete with a tub and shower head and two three-shelf cabinets with tons of depth for added storage. A small second mirror on the right wall opens up to a medicine cabinet and the back wall holds a lengthy towel rack with additional hooks on the back of the door.

I don't really need or use the living room, so I'm offering it up as your exclusive space. This would be ideal for someone who works from home, or outside of home but has artistic projects, or is downsizing spaces, needs an exercise area, just as example. We can put up a room divider to section it off and have full privacy.
Honestly a pretty great deal if you ask me!

Fully shared space: kitchen, small patio

The ideal roommate for me would be: female, eco-conscious/friendly, and clean & tidy.

Your monthly share:
*Rent- $1200
*Utilities: $35 - set by the property, water & maintenance fee
$40-50 - internet, electric, gas (the electric bill comes every other month, so it's just an average).
Of course depends on usage and could change once the contracts are renewed.
*We will both have to go through the regular application process. This includes a $30 application fee, credit check, proof of income, etc. We'll split half of the deposit.

No pets please, sorry I'm allergic (sad for an animal lover). Smokers OK- have to smoke across the street. Parking included! ground floor unit, furniture not included.

About me: Early 30's, female, profession... personal training, customer service, dancer/performer. Yes, I'm an LA artist so I have different jobs at different times. I love traveling (and miss it). I love TYT (big plus if you know and do too =)
