Room w/ Private Bathroom - Must love dogs!

I have a room for rent in the 3 bed/2 bath house I recently moved into (which is why the walls are so bare at the moment!). It?s located in Santa Clarita/Newhall, off of Golden Valley Road. Close to the Target and Bev Mo. Score!!

About me:
I?m a female healthcare professional in my mid-30?s, active and healthy (although chocolate and Chipotle burritos are my favorite foods), social drinker and non-smoker. I love sci-fi movies and consider myself a big nerd (as much of my home d?cor will show), I love sports, videography, editing and doing other creative stuff. I?m originally from Texas (Go Cowboys!), but lived in L. A. for 11 years. I keep the house clean ? but not TOO clean. I consider myself pretty friendly, and some of my past roommates have become my closest friends. I?m also gay! ?Just putting that out there. Most importantly, I have an adorable, 9-year-old goofy black lab and a 15-year-old, very judgmental cat (please don?t tell him I called him that).

Important info to know:

I?m looking for someone who LOVES animals, especially dogs, because my dog will love you (my cat will give you mixed signals). He will want to hang out with you, especially if I?m not home. He weighs 85 pounds, but thinks he?s the size of a chihuahua. The main reason I?m seeking a roommate is to find someone who is home middays/afternoons 3-5 days during the work week, and wouldn?t mind taking him out for a quick potty break, and letting him hang around with you. So someone with that schedule is preferred (student, freelancer, etc.), but not absolutely necessary. Also, you must apply through the leasing company that manages the house, so final approval will come from them (even if I think you?re awesome). The application fee is $40 (paid directly to them, not me) and proof of steady income is required.

About the room and house:

- Private room (10?x10? plus a 6?x2? closet). Plus LOTS OF EXTRA STORAGE SPACE, if needed (in the 2nd spare room, hall closets, garage, etc.)
- Private bathroom (only shared occasionally if guests are over).
- 1 parking space in large attached garage (plus storage space and work bench)
- Washer/dryer in garage
- Full use of kitchen with space for storage
- Use of all common spaces
- Newly remodeled with Vaulted ceilings in bedroom and throughout house
- Double-sided fireplace
- Backyard
- Use of Pool at the HOA facility behind the house
- Non-smoking
- $800/mo plus utilities. Discount available if are able to spend more than the described amount of time with my dog!
- $800 refundable deposit (payment plan can be worked out if needed)
