Seeking roommate for huge mid-city apt w/ POOL

I am looking for a new roommate for my beautiful 3BR/2Bath duplex in LA (mid-city) beginning Nov. 15th! Though it is a 3BR, I am only looking for one roommate, as the third bedroom will be converted into a shared office space/workout/guest room - so this is a perfect opportunity for someone looking for a separate place to WFH, and lots of personal space.

About the apartment: 3BR/2bath, hardwood floors, all new appliances (washer/dryer in unit), central a/c + heat, stunning backyard with pool/hot tub/two fire pits/BBQ/patio (shared only with downstairs neighbors who are our super-chill landlords), street parking (never an issue), beautiful residential street walking distance to restaurants and coffee shops, one small, very quiet non-barking rescue pup named Teddy. Common areas are mostly furnished, but open to redecorating if you have your own stuff.

Rent: $4500/month split two ways, so $2250 including your own bedroom and bathroom, a shared office/guest room with balcony, and the above amenities. Utilities work out to $100-180/month depending on the season.

Ideal roomie: Looking for someone who is considerate, responsible, financially stable, kind, open-minded, socially conscious, and fun. Someone with good communication skills, a desire for clean and cozy common areas, and a good sense of humor. Non-smoking home when it comes to tobacco (friendly, though I'm certainly not a stoner by definition). Pets considered on a case-by-case basis. Looking for someone who will commit for a year (then the lease would become month to month), but those looking to sublet should reach out as well.
