Renting out one room

Nice quiet house in a quiet neighborhood, parking is available in the driveway, nice backyard that we plan on gardening in and perfect for pets. The room I'm renting out for $700.00/month, plus utilities In which we will all split evenly. The rent amount is per person. The kitchen and bathroom will be shared. I like to clean and will count on you to clean up after yourselves. If you can pay rent and utilities on time and are relatively a quiet person, this place is for you. The livingroom will be shared as well and we have 1 cat and 3 baby kittens to look after. My sister will possibly be in a sectioned off part of the livingroom but she is rarely here. We respect your space and please respect ours. If you have proof of a clear background check, that will be good enough for me. I will ask what your job is, if you have a referral from a previous landlord/manager and any reference you might want to add. $700 deposit required before moving in. We are also currently working on the backyard and new carpet for the house. Any extra person will have to pay the same amount of rent and the deposit. One room left. $700.00/month plus utilities and January 2022 all rooms will be $700/month plus utilities.
