One Bedroom Open in Three Bedroom Apt

We have one bedroom open in a three-bedroom apartment in Cypress, Orange starting on August 1, 2024 for a year lease, but it is absolutely necessary that we choose someone to move in before that date arrives. I would like to start screening potentials now and be ready to submit by late June (30 days from my renewal notice). That way, we know that we are locked in and approved.
-$834/mo for rent+ utilities*
-NO MARIJUANA or cigarettes inside of the apartment; you have to go outside to smoke. Incense, candles, room fragrances are fine.

-Overnight visitors are fine!!
-You get your own assigned parking space, there is a laundry room within the complex, and two pools.
-I am asking for a $600 move-in fee, to be combined with your first month's rent. Again, you move in on August 1, 2024, but we aren't waiting until then to find someone. By that time, we will already have to have chosen a new tenant. This money will be refunded, unless you break the lease. Subtractions for damages, etc.

-You will live here with two other people (myself included), but have your own room. You will share a bathroom with only one other person (I have my own bathroom, I won't use yours).

-I've lived at this apartment for four years, and have never been late paying rent, so you don't have to worry. We are responsible, and keep to ourselves. This is an arrangement for an adult who wants to save money by having roommates.

-The room you'll receive has a built-in closet with a mirror, and the lighting in this apartment is fantastic, so we are looking for someone who is energy-conservative. If not, that's fine, but expect to pay more of the electric bill if you know you're using more.
-WE DON'T USE THE A. C. Sorry, but that's a real guzzler. We use fans, and there are windows in every room. The living room has a giant, sliding glass door. I believe people who choose to live with roommates are doing so to save money.
I did say there are two pools!!
-You have full kitchen access, access to the living room, everything, because you will be on the lease as well, and we are each responsible for this apartment. There is plenty of kitchen cabinet space.
-You'll also have lots of storage: we have a cubby in the "garage" (open, but covered parking), which you can use, if you bring a lock for it; you'll have additional cabinet space in the hallway, a built-in closet with a mirror in your bedroom, most of the cabinets and such are empty in the kitchen.
-I want someone who is not excessively loud, as my job is graveyard shifts, which means I sleep during the day when I'm working. It hasn't been a problem with any of my recent roommates so it shouldn't be a problem.
*We share the electric bill, the cost of trash, etc., the internet, and the mandatory renter's insurance.
Per person, the internet is $18 a month, renter's insurance is $6/mo (I'm not sure if it's about to go up, but it shouldn't go up by much. It was $6 last year); water, trash, and the other stuff is always in the high $20 or low $30 range, and the electric is obviously going to be affected by how much electricity we are using.
These are the current numbers, there might be some fluctuation as we adjust for another year and a new person.
-The apartment complex will run a credit, criminal, and background check on you, you do need a legitimate job. I would like to know your monthly income, so I can factor it into our application.
-If chosen, the application itself costs $52, but you don't have to pay that now, it's only if I decide to go forward with you, and it is paid to the complex. I will do everything in my power to make sure we only proceed with someone who will be approved.
