Looking for a couple to fill the Master Bedroom

Here’s the Quick Look:
-Looking for couple OR single occupant/tenant (preferably couple, but we’re flexible if you can meet the rent requirements and are comfortable doing so) for Master Bedroom with private bathroom with 2 sinks in very nice 3 bedroom apartment.
-It’s a 14 month lease, so no rush on moving out and they offer good solid stable pricing year to year, my second year there only increased $50 a month for my portion.
-Rent is currently $4004 with a very nice move in special of $1500 off first month rent and $99 deposit (pending credit checks for the deposit portion.) Utilities run about $75-$150 a month per person depending on costs. (Extreme utility cost cases would be running AC/electric in hottest time of year.) We will negotiate the split cost of the monthly rent between the 3-4 of us at our discretion. This means the couple pays $2002 for the Master bedroom, but get their own private bath. Myself and the other tenant pay $1001 each and share a bathroom.
-We are flexible on negotiating the division of rent for the place, as long as the 3-4 of us reach at least 2.5 times the rent, or $113,000 a year between the four of us. This is why we are seeking a couple who are both employed full time.
-Both of us are chill young professionals who work often and are responsible/pay bills/etc.
-I am 29, he is 27. We are flexible but ideally looking for young responsible professionals that work full time as well, between 18 and 40.
-Ideally we are looking for something without pets or children as we’re both constantly going/working nonstop. I love cats and dogs and animals, but I am allergic sadly.

Okay! Here’s the detailed sections:
After a few suggestions I am completely redoing my post with some update information, much more condensed and organized. Aiming to keep it as short and to the point as possible. Things will be more organized for better reading. However, if you’d like the full details and want to read them now, I’ve taken the time to type a lot out. Otherwise I can go over everything on the phone or in person.

Who and Where:
Myself and Ben are seeking a couple or single person to take the Master Bedroom in a 3 bedroom apartment in Foothill Ranch, Lake Forest area. It’s about 10 minutes northeast of Irvine Spectrum, which is right by the 5 highway. About 25 minutes from Disneyland, about 30 from San Clemente.

***Side note***
Great place, worth the cost, with lots of amenities. Compared to other places it’s a bit cheaper than what I have found out there. Living at this place for 2 years was really nice and I know the area well. I can answer lots of questions!

Rent:
$4004 a month (not including utitlies, but utilities are not bad there.)
Utilities will run about $75 to $150 a person per month, that includes water, sewage, trash, electric (AC/heat are under electric, and maximum gigablast high speed internet

The apartment:
-3 bedroom, 2 full bath, second floor of two story building
-Nice kitchen area with very plentiful counter space, and plenty of cabinet space.
-Kitchen sink is large with in sink garbage disposal, and an adjustable nozzle for regular or power spray, and the nozzle pulls out for cord use.
-In unit dishwasher.
-Unit flat top electric stove with large power broil as well as oven
-In unit microwave above stove
-Both the stove/oven and microwave are very nice.
-Full spacious refrigerator with plenty of shelves and drawers AND freezer AND automatic ice maker.
-Large storage closet in kitchen/dining area (we’ll be splitting that between all of us. (see photos)
-Nice living room area, I will be fully furnishing the living room, we’ll only need to get a dining room table at some point, I have a foldable Walmart table in the meantime.
-Bedrooms are very nice and spacious, but the only lights are in the master closet, master private bath, and hallways, you’ll need to bring lamps but I’ll be providing the fancy Philips hue full color spectrum smart bulbs for everyone! You can control your bedroom lights and color and the living room from you phone while at home and while away from home.
-Bathrooms are not crazy big, but comfortable and have full shower/bathtub, and very large mirrors over the sinks, and well lit.
-In unit fireplace.
-Our own balcony with room to put a table and chairs.
-In unit laundry with our own washer/dryer, however it is outside in the closet on the balcony.
-The master bedroom features a walk in closet with a light and additional shelving.
-The master bedroom also features additional cabinets and a table area you can see in the photos and video, so extra storage and counter space!
-Master bedroom is enough to fit large queen bed, and two very large desks and nightstands by the bed as well as an entertainment center, I’ve seen it, my previous roommate’s had all of that in there and more, very spacious!
-Large windows in master bedroom with easy to adjust blinds.
-We do get an assigned indoor shared garage, however, as I will be taking the room with the smallest closet, I prefer to take the garage as I just got a new car. Not to worry, the community has plenty of parking.

Amenities:
-Gated community with garage door clickers to open gates, or keypad entry at the main gate.
-Plenty of parking in community, with option to safelist guest vehicles.
-Community itself is pleasant, calm, not too loud, and a nice place to live
-Clubhouse/Rec Center complete with large pool, jacuzzi spa, lounge chairs, grills, small workout gym with ellipticals and weights, ping pong table, indoor pool table, kitchen, and available to rent out the clubhouse area for parties.
-Trash valet pickup service each evening excluding holidays and specific days, but the dumpster and recycling dumpster are both close by.
-In property tennis court with basketball hoop.
-In property small children’s playground.
I believe there a few other small things but I cannot think of them at the moment.

Location:
About 1 minute down the street is Foothill Ranch Town Center, which is a massive plaza area with many things.
