I have a 3 bedroom 2 bath home on Lampson Avenue in Garden Grove. One room is for rent (I think its about 10 X 14), see pics. The room is freshly painted and has a hardwood floor. The room is available now. I have a daughter, Samantha, who occasionally visits. So, this rental is for the room only - it is not a house share.

Light smoking is cool, but if you're a heavy smoker it's gotta go outside. I vape in my room sometimes, and occasionally smoke in blue moon.

It's a small but fun house with lots of musical instruments, grand piano, a Pinball Machine, and a large rose, fruit, herb, and vegetable garden in back. I need to find someone that I'm totally cool with, as my daughter visits. Therefore, I will need decent, local references. Applicants must have no criminal history and not be alcoholics.

I rent this home, so the room would be a month-month sublease. I have the price lowered to $850.00 per month (normal price for this area is $950-$1200), as I need someone that will clean up after themselves and participate in keeping things clean. I am renting just the room. House privileges are conditional. I do not mind limited use of the kitchen if it's not in use, so long as everything is left clean at each use. You must have your own bedroom fridge and kitchen wares.

Gardner, trash, and water are included - other utilities are 33% of the bill.

I definitely don't want any drama, so boyfriend/girlfriend and guest visits must be away from the house. I welcome announced visits from parents.

CSULB and CSUF are each about 15 min away - I went to CSULB. This would be perfect for you if you're in school.
