Hello!

The house is a 4-bedroom/3-bath home. I have 1 bedroom available for rent, one with a shared bathroom.

The house is located in Orange next to The Outlets at Orange. You have UCI hospital nearby, Main Place as well as the 22 freeway entrance around the corner that connects to the 5 freeway , 57 freeway and the 55 freeway.

Rent will be $1100 and will be available starting February 2nd or 3rd $1000 security deposit | Flexible lease options are available but a month to month lease is preferred with option to renew.

We are a mid 30's couple that are very sociable and enjoy traveling. We will be living in the master bedroom with our cat. The ideal roommate would be working professionals with a stable and reliable job.

Rental Application Information:
* Application Fee: $40 (this is to cover the cost of background and credit check)

Lease Options: Flexible lease options are available but a month to month lease is preferred with option to renew.

About Utilities:
* Water and Sewer Utilities included
* Gas, Electric and internet split amongst residents

Animal Policy:
* No animals

Qualification Standards: Your application will be denied if you do not meet the below standards for qualification
- Applicant must have current photo identification and a valid social security number - All income must be from a verifiable source. Unverifiable income will not be considered.
- Applicants must receive positive references from all previous landlords for the previous 5 years.
- Applicant may not have any evictions or unpaid judgments from previous landlords.
- Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.
- A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
- Applicant must be a non-smoker
- Occupancy is limited to 1 person per bedroom. At landlord's discretion, compensation factors such as an additional security deposit or co-signer(guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
