Hello everyone! I have two rooms for rent. Please read entire ad before inquiring. Looking for someone, preferably female, to take over the lease for my current roommate in a 3bd/2bath garden patio condo starting February 19 through July 31, with the option of another year at the same rental rate. I am immunocompromised and ideally would prefer someone who has little exposure to the public or works from home.

Both rooms are unfurnished and come with mirrored closets, new carpeting, a shared bathroom , lots of natural light, and incredible views. The larger bedroom measures 11'x12', and rents for $850/mo. The second room can easily be used as a bedroom or office, measures 11'x9', and rents for $775/mo. Should someone wish to rent both rooms, the discounted rental is $1550/mo. Utilities are split equally (gas, water, and electricity). Basic cable/WI-FI are included. First month's rent and 1 month security deposit required. No couples or parents with children please.

Located in the picturesque community of Fairmont Hills in Yorba Linda, it is safely situated in a cul-de-sac on a hilltop, surrounded by nature. Easy access to 91FWY, 55FWY, and 241 Toll Road. Lots of shopping centers and nature hiking/trails nearby. Enjoy wood laminate floors and ceramic tile in the common areas, AC, W/D, dishwasher, a garden patio, and incredible views from every room! The association provides 2 community pools, a club house, volleyball and racquetball courts.

I'm private, easygoing, creative, and treat others the way I expect to be treated. I enjoy cooking, music, swimming, dancing, the theatre, and the outdoors. I am looking for renters who are pleasant, mature, responsible, non-smokers, who are looking for a peaceful and relaxing environment to call home. Someone who will maintain common areas, clean up after themselves, and be considerate and respectful of others and the property.

Renter(s) are expected to follow the recommended CDC guidelines to slow the spread of COVID-19. Due to COVID, no overnight guests or others allowed in the space; I won't be bringing anyone into our home either - as I'd really like all of us to be as safe as possible. Hoping to find the right fit and to live with people who are conscientious, considerate, and communicative :)
