Room for Rent with Spacious Closet!

My Mom and I currently share the house. We work full time jobs and are hardly home at the same time. Access to fully furnished living room, kitchen, and backyard. The room will have a bathroom shared with 1 other person. The closet is spacious. Washer and dryer are available for use in the garage. One parking space in the driveway. Several street parking spots available. I do have animals that do not have access to the rooms. Rent includes all utilities with the exception of an additional $200 depending on the electric bill between June-September when the air conditioning is running. Rest of the year, no additional utility fee. There is a $350 non-refundable deposit and a lease contract that needs to be signed. I keep the house extremely well maintained and clean. I do all the cleaning daily, and a deep clean every Sunday. Only ask that you clean up after yourself if you use the main living areas. Longer the lease agreement the better, I hate doing this. I am working on getting pictures of the rooms themselves. Currently have a tenant in both rooms. The rooms are large and carpeted with ceiling fans and sliding doors on the closet that are mirrors.
Open to discussion of options for single parents with kid/s that want both rooms and/or couples.

Trying to get it available by June 1, but my current tenant has requested June 1 as their move out date. I want to be able to deep clean and disinfect the room before next move in
