Room available with private bathroom

Hello I’m currently looking for a single roommate. Preferably a college student or someone that works at UCD medical. 5 minutes drive from midtown, direct access to freeways, 5 min drive from UCD medical, and 10 minute drive from Sac state. The room has a private bathroom and direct access to the kitchen and laundry room. Rent will include SMUD and internet. Parking is available on street or in the backyard within a gated fence. Kitchen, living room, and laundry room is furnished and will be shared.

About me:
I do work 40 to 50 hours a week. Typically I will only be home at nights. I do have 2 daughters that I share custody with so there will be times when they will be there typically one or two days a week so please be mindful and courteous.

Looking for in a roommate:
-calm please be mindful and courteous
-respectful and clean
-pay rent on time
-unfortunately no pets
-parking is okay on street or in backyard within a gated fence
-smoking outside only

500 deposit. Will have to meet in a public place first to meet/interview.
