Single Room in 3 bed house in Citrus Heights

Room Description: Nice sized room with bed, dresser and a good sized Smart TV.
Room is part of a 3 bedroom Townhouse in a gated community which has a great pool and nicely maintained grounds.
Full bath would be shared by myself and the renter and is located just outside the rental room.
Townhouse has central air, Washer and Dryer (in kitchen) Wi-Fi and a fenced patio area in the back.
Renter would have a covered parking spot which is just outside the back door.

Owner (me) works part-time at home and part-time in the office, so I would be home during some of the days. At night the renter would have the place to themselves as I am rarely at home and stay at my boyfriends house. Renter would have full use of the kitchen and laundry facilities. The renter would NOT have use of the living room, dining room or office downstairs and my bedroom upstairs.

What I am looking for in a renter: I am female, in my 60’s and I am looking for someone who has verifiable income, a good credit / rental history with references. A Credit Karma report can be easily obtained and they are a free service.

I would like someone with common sense, a sense of responsibility and someone I can trust. Pets, children and smoking are not allowed, however vaping is allowed. The lease would be on a month to month basis and either party would be able to cancel the lease with 30 days notice.

I would prefer to have a long term renter if I can find the right individual.
Rent is $750 with one months security and one months rent due prior to moving in. Gas and electric would be shared equally between myself and the renter.

This is a great situation for the right person.
