Room in a Clairemont house

Hello!
I’m looking for a roommate to move in some time between now and September 1st. Here’s a bunch of info, separated by the space, me, what I’m looking for in a roommate, and practical stuff.

The Space:
-Located in Clairemont, just off Clairemont Mesa Blvd. 2 minute drive to the 805.
-2 bedroom, 2 bathroom house
-Finished garage (could use some of it as office space or workout area, if you’d like)
-Fenced backyard
-Driveway (we can alternate or figure out what works best for you)
-Lots of off-street parking
-Tons of gardening space I’d be happy to share
-Washer/dryer
-Gas stove
-Fully furnished (minus your bedroom). Happy to add your stuff and decorate/personalize as you’d like
-Your room is small, but has a window/closet (and the hallway bathroom is yours/has a full bathtub)
-You’re welcome to use my appliances/dishes/pots/pans and all that good stuff
-Quiet neighborhood
-Walking distance to Barrio Donuts, Starbucks, and some restaurants
-Close to several trails of trail running/biking interest you

Me:
-Mid 30s
-PhD from UCSD in Molecular Biology
-Work in biotech industry
-Vegan (don’t care if you are/not weird about people eating or preparing meat…although living with another vegan would be cool)
-I don’t drink, smoke, or do drugs (don’t care if you drink/smoke/etc. as long as you don’t smoke inside and your extracurriculars don’t get in the way of paying rent/etc.)
-I have an 11 pound dog, Pepita. She’s (generally) quiet, shy, and sweet
-I have a partner who comes over fairly regularly, including overnight stays (though, very rarely consecutive nights)
-Hobbies include scuba diving, cooking, running, sports, yoga
-Not a neat freak, but I keep things pretty tidy

You
-Able to pay rent on time each month
-Any gender, any orientation
-Ideally somewhere in your 20s-30s
-Ideally has a friendly dog (I would love for Pepita to have company, and it would be cool to be able to help each other out with walking dogs and stuff)
-No cats, sorry! I love them, but my allergies do not
-Social or not-so-social. We don’t have to be best friends, but it would be an added bonus if we’re able/interested in hanging out sometimes
-Not planning on having big parties. I’m cool with having friends over, but I’m too old for big parties (and it’s really not the vibe in this neighborhood)

Practical
-Your cut of rent is $1750 (I’m paying more since I have a bigger room)
-Water, sewage, trash is included in rent
-SDGE and internet is separate/split between us
-A year lease would start on September 1 (but you could move in as early as July, if necessary)
-Half-ish of that finished garage will be your space to do with it as you like. I have a bunch of storage that I’m happy to move around for you if you’d like
