Looking for a unique roommate

It is a 2 bedroom downstairs apartment in a family friendly gated complex in El cajon. It is located near downtown El Cajon, walking distance from shopping, restaurant/fast food, and public transportation. I am renting out the large second bedroom. You would have your own furnished room but a shared bathroom (me only). You would have your own fridge in the dining room.
If we are a good fit as roommates I would love to show you the apartment (once the current person leaves) and I can also send you a link for the virtual tour of the apartment?.
Rent is $907.50 + SDGE ($45-$60)
If you want your own renters insurance you can get it, I pay $9 monthly.
You will need to apply to rent the room, and agree to a private rental agreement. I would prefer you have the following:
1) no history in the past 7 years of evictions/bankruptcy
2) a credit score of 550+
3) rental history (recent contact info)
4) a minimum income of $1500
There are avocado, lime and lemon trees on the property for the tenants to pick. Also the management hires a food truck to park in the complex once a month.
Bonus if you're a student or have children in school, there is an after school program that sends someone to the complex to provide tutoring/activities every week. Also the apartment has a playground and pool, and lots of families with kids.

I'm a christian disabled woman, I love crafting, my art projects, movies, music, puzzles and games. I'm an artist, I have my own small business and work from home. Although I enjoy relaxing at home with a good movie, music, or art I'm a social extrovert. I'm easy to get along with, honest and open minded. I am very involved in my church, (children's ministry, home bible study and homeless ministry) they are my family. I'm the oldest grandchild in my family and I've been babysitting since I was 12, so I'm great with kiddos. Unfortunately with rent going up I'm wanting to find someone who is financially responsible (women only). I love getting to know people from all walks of life and enjoy learning about different people's cultures, beliefs, and view points. I'm not a neat freak and I consider myself a little messy, but as long as we respect each other's space and clean up after ourselves (that's a must) in common area spaces we should get along. If we work together and communicate about shared spaces and establish responsibilities and boundaries, also it helps to have house rules for the whole household.
I do have a beautiful ESA cat who usually likes to roam the whole apartment, but I can keep most of her stuff in my room if that is preferable. I would love to set up a time to meet with you in person to discuss details and make sure we would get along. If we are a good fit as roommates.

I'm looking for someone (a roommate and/or caregiver) long term. I'm a diagnose high functioning autistic with BPD and ADD, with mobility issues (arms and shoulders), asthma and kidney issues (recovering from surgery) I'm super up front, brutally honest, and speak my mind. I'm very open to honest and kind criticism (it's how people grow and become the best versions of themselves). Because of my autism and BPD having established boundaries, household rules and structure are vitally important to make living together a positive experience.
The following are some of my boundaries and household rules:
1) No overnight guests without household approval ????
2) No couples drama/fighting in the home
3) If you/me have a friend or family member visit just make sure to communicate that to each other and approve it
4) Established household shared cleaning/upkeep rules
I'm working on getting an at-home caregiver and would like to eventually have a paid live in caregiver (if your interested, you would potentially get paid enough to cover rent and possibly pocket the rest).
