Private room on a 4 bedroom Cul de sac house

We are currently 3 later 20's guys looking for a 4th roommate in our rented home in Oceanside. We are all working professionals who enjoy having a good time but like to stay mostly professional during the work week but definitely still enjoy hanging out week nights and doing activities which usually consist of super smash on the switch, board games, watching sports, etc. During the week, half of us work from home so we mostly focus on our careers however. As a heads up, some tenants smoke occasionally.

The bedroom is fully done and back facing and shares a bathroom with 2 others. It is roughly 10 feet x 10 feet, not including the additional closet space attached to room (3 x ~5). The whole house has just recently been remodeled, as I am now departing the residence and looking to fill the room. I will remain the landlord making it very simple and easy to live here however. The last 4 photos included are the shared bathroom, and then 3 images of a copy of the room which is currently occupied but will be available April 1. No furniture will be in the room upon arrival.

The house is in a cul-de-sac as well and we have wonderful neighbors who throw block parties and like hanging out, we have never had a problem with noise on the occasion.

Parking: We have 3 spots marked to us and then street parking, we never really have an issue with one person parking on the street. One roommate currently uses half of the garage to fix up an old classic.

AC: We have AC and run it a good amount because we have very nice solar. $40 of your total rent goes to paying for the Solar Loan and then all the benefits of it are shared. We split evenly all utilities post this, but the solar on average takes ~$400 off of electricity/month on average which is an awesome benefit.

Pets: We currently have one pet, we are open to pets but I want everyone to have a choice in the house first. Will need to let the other guys know if you expect to be getting a pet or have one.

Cleaning: We hire currently a cleaner to come once a month, and possibly might move to 2 times a month to help keep the place clean and the shared bathroom. I do expect you to clean up after yourself but it doesn't need to be a a palace. We have a dishwasher so we typically just say rinse it and put it in there to do your dishes. We split the cost of cleaning as well as wifi (only monthly charges on top of rent and utilities).

Rent: Currently charging $1050/month + $40 solar. (this would only change if you have a EV vehicle you wish to charge). I spoke about this lightly on AC, but we do also split water and energy but energy is typically $400 less because of our solar, utilities are on top of rent. We do all pitch in for the wifi and cleaning which is an additional $86 dollars a month together, this is expected as additional to your rent. Super simple, can just Zelle/Quickpay/Venmo pay me once a month.

Lease Duration: I would have you sign an individual lease to the room for the duration of a year. The year lease is meant to be respected but in strange cases, the lease can be broken with limitations up to the discretion of myself. However, at the end of the day, I do not want a tenant stuck in a place where they are not happy, always willing to work with you.

Appliances: We have all brand new appliances: Washer, dryer, dishwasher, two fridges, stove, microwave.

Roommate A- Works in finance, in younger 20s and works from home. Likes to dive on weekends.
Roommate B- 30 year old guy originally from the area and works in finance, loves watching movies and sports and is always down to be social. Studied finance and works from home.
Roommate C - Younger 20s guy, who studied engineering and likes to cook and surf
