Large private room/yard & furnished dining/living

I am renting out one bedroom in my beautiful 4 bedroom 2,000 sq foot house. Furnished common areas include a kitchen, dining area, living room, family room, and backyard. Shared refrigerator, kitchen cabinets, and bathroom. We have on-site washer/dryer. The owner’s mother (60 years old) two other tenants, in their 30s and 40s, occupy 2 of the 4 bedrooms. Monthly rent is $850 total, utilities included, and we will sign a month-to-month contract (I am okay with signing a longer lease agreement too).

Location: The house is located in a very safe, convenient, and beautiful suburban neighborhood in Vallejo. It is located less than 3 miles from Highways I-80 and 37, less than 3 miles from both multiple shopping plazas with grocery stores (Costco, Safeway, Walgreens) and restaurants (In-n-Out, Chipotle, Chick-fil-a), and less than two miles away from Blue Rock Springs Park. The home is located less than a 15 minute drive from the Vallejo Ferry Terminal and Vallejo Transit Center, both of which are very convenient for SF/Bay Area commuters! Plenty of free street parking.

About the room: Large-sized room with linoleum wood flooring and a shared full bathroom. The room includes a closet/dresser as pictured. The room's front-facing windows provide plenty of natural sunlight!

Move-in cost: 1st month + last month’s rent = $1700 + $300 deposit for a total of $2,000. $40 for a background check (only for the person who will be moving in)

You: We are looking for a low-key, full-time professional or student, who is responsible and respectful of others (including animals) and their home. No smoking, no parties, no additional pets. We’re looking for a long term roommate who can show proof of finances (i. e. 3x rent in income or a good credit report).

About the shared space: The shared kitchen is fully stocked with utensils, pots, pans, cups, and tableware. An instapot, microwave, oven, and stovetop are included. There is a shared refrigerator and pantry space. There is a medium-sized backyard that you are welcome to use. There is a fully furnished dining/living room with cable TV. There is also a family room with two couches and a piano that you are welcome to use and relax in. No garage access.

Utilities: PG&E, internet, cable (in the living room), water, and trash are all included as part of the rent. No additional payments will be needed for utilities.

Current tenants: Current roommates are my mother and two other tenants in their 30s and 40s. Tenants work full-time and spend most time intheir own respective bedrooms. There are two cats onsite and no additional pets are allowed.
