Private Bedroom Shared Bath in House, Central Simi

I am a music teacher in LAUSD and I live in this house with my elementary-aged son. We have an assortment of musical instruments but are fairly quiet people. We are at work and school during the week and spend much of our weekends in the backyard gardening and playing. We are pretty laid back people. We also have two indoor-only kittens who are sweet but shy around new people.

Our two-story home is centrally located and near the 118 freeway. It is within walking distance of restaurants, a shopping center, and beautiful Lemon Park. There is ample street parking and we have a big backyard for relaxing.

I am hoping to find renters who are responsible and respectable; someone who won't be a bad influence on my son. I want someone who won't be up late making noise. Female renters are preferred, but any good people are welcome.
